Build it and they will come.
That is the catch phrase I prefer when talking bout this phenomena – that I first learned about in grade 11 Urban Geography. The example of the Queen Elisabeth Way to St Catherine’s and then to Buffalo New York was the example my teacher used. It resulted in urban sprawl all along the highway, which ate up the best farmland in the world.
I never considered that Parking has the same effect; but it is obvious now that you mention it.
